Take a Tour of an Industrial Warehouse in Dallas Turned Handsome Loft
A relaxing and handsome oasis in the midst of a bustling city, this surprising warehouse space was converted into the epitome of state-of-the-art living, complete with a steam room and sauna, and customized tech-friendly furnishings. We started with a blank slate and turned this space into a fully personalized sanctuary for our amazing client, integrating all of their wants and needs throughout.
We’re breaking down the ins and outs of this project as we take you on an exclusive tour. But first, make sure you check out the before + afters!
A Dallas City Loft Home Tour

Q. WHY DID THIS CLIENT SEEK OUT A DESIGNER RATHER THAN ATTEMPTING IT ON THEIR OWN?
Our client had made plans to renovate their Dallas loft and decided bringing on an interior designer was necessary to make the most of their investment — wanting to do it right the first time around is one of the most common reasons our clients reach out to us! This client had great taste, but needed an expert to help define their style and execute the vision to make their space feel finished and personal throughout.

Q. WHAT WAS THE CLIENT’S PROJECT SCOPE?
We came onto this project in the midst of renovations, so we were able to get in and select a few finishes, like paint and tiles. Once construction wrapped, we designed furnishings for the entire home, including a fully equipped guest suite on the top floor, while working in a few existing pieces our client loved and didn’t want to part with.

Q. WHAT WAS THE MOST DRAMATIC TRANSFORMATION?
This space started as a warehouse, so it’s hard say which transformation within it was the most dramatic, because the entire project’s before + afters are amazing. If we must pick, the great room (pictured above) transformation is pretty darn impressive. The space itself is massive, so we had to make it feel finished, properly used and purposeful — and the result is amazing!

Q. WHAT WAS THE BIGGEST PROJECT CHALLENGE?
This space was shaped like a triangle, with a really open first floor, which created challenges both in terms of the layout and sheer size of space to fill. We had to take a non-traditional floor plan, work around the kinks while making the space feel full and fluid. We used elements, like a large cut-and-sew rug, to help ground the spaces and create structure.

Q. CAROLINA, WHAT IS YOUR FAVORITE PART OF THE SPACE?
I love all the amenities we packed into this home, like the sauna and steam room. They take the sense of livable luxury to the next level and give our client a personal retreat in the midst of a bustling city.

Q. BETH, WHAT IS YOUR FAVORITE PART OF THE SPACE?
The custom furnishings we designed for all our client’s individual needs made a big impact in terms both style and function… and the whole point of great design is to elevate the way a client lives! We designed some tech-friendly furniture that would allow our clients to relax in their space, while keeping charged. And they love it!

Light It Up
The Timeless Style of this Functional Laredo Home Will Make Your Head Turn
A Modern Mediterranean Home Renovation
We took a quick trip to Laredo to check up on construction progress and present a few textile and furnishing options to our client at our Modern Mediterranean project in progress in Laredo, TX, so we thought it was time for a little update! We’ve been working on transforming this dated home into a refreshed and timeless abode for a long time Pulp client. We helped our client shop for this home and unanimously decided it was the best canvas to turn into the home of our client’s dreams. Customization has been key and we can’t wait to share what we’ve been working on!

Entry

WHAT WE’RE WORKING ON
Comparing the before photos of this space to the current state is like night and day. The home is covered in brick, making the entry feel dark and closed in. Our goal was to open up the space to create a bright entrythat sets the stage for the rest of the home.
THE PROGRESS
We had the brick painted all white and floor to ceiling mirrors installed to make the space feel larger and it’s looking amazing. With a new glass front door installed, the space has totally transformed into a bright and beautiful space that welcomes guests in with style.
WHAT’S NEXT
Custom textiles, of course! We have custom pillows coming in for the chairs, which are actually Italian antiques that were already a part of our client’s collection.



Master Bathroom

WHAT WE’RE WORKING ON
Just like any space in a home, the master bath should be super customized to the way an individual lives in it, and this project is no different! We’re giving our client a personal sanctuary, complete with a coffee and drink bar, heated towel racks, steam shower and champagne bubble soaking tub. Need we say more?
THE PROGRESS
The master has undergone a total gut and reno and is starting to look like the retreat we’re designing it to be. Custom cabinetry with the Pulp logo was recently installed as the rest of our build-in customizations take shape.
WHAT’S NEXT
Our custom drapery package is in the works!

Formal Living Room

WHAT WE’RE WORKING ON
We’re turning the formal living room into the hostess’ dream. A bar with stunning brass inlay, wine cellar with humidor and custom cabinet to hide the TV with our client’s personal art collection set the scene for a high-style space designed to be lived in.
THE PROGRESS
This space originally had a sunken living room that didn’t lend to the style and function of the room, so we tore down the archways and filled in the floor. During our visit, we checked in on the install progress of the cabinetry and placed a few pieces of art.
WHAT’S NEXT
Once construction wraps, furnishings come next! We presented a few fabric options during our visit and are working on designing the perfect furnishings for the space and our client.

“We have family with a home in the country near Dallas, so we like to head out of the city for a day of lounging by the pool, nibbling on a delicious spread and of course shooting off some fireworks.”

All holidays call for cocktails and there’s never a bad day to mix up our favorite Michelada Cocktail recipe! It’s not red, white or blue, but it is delicious!

INGREDIENTS
1 16oz. Glass or Mug | Ice | 1 Mexican Beer (Tecate Light, Corona, Dos Equis Light, Bohemia) | 2 tablespoons Fresh Lime Juice (about 1 medium juicy lime) | 1 oz. Clamato Juice | 2 -3 dashes Cholula Hot Sauce (How hot do you like it?) | 2 dashes Maggi Seasoning or Soy Sauce | 2 -3 dashes Worcestershire Sauce | Dash of Black Pepper | Pinch of Course Salt | 1/2 teaspoon Tajin (BTW this is awesome on fruit, cucumbers, jicama and popcorn)
INSTRUCTIONS
Grab a glass and rim the edge with tajin. Add lime, clamato, cholula, maggi, worcestershire sauce, salt, pepper & tajin to glass. Mix well and add ice, tilt glass slightly and slowly pour beer into glass, stir gently to prevent over fizzing. Enjoy!
